Water loss can occur at accessible radiator connections or in pipework concealed beneath the floor. A changing pressure reading can also have other explanations. We review the pattern and any previous checks before selecting the next investigation.
Signs worth noting
- A sealed system that repeatedly drops in pressure
- Damp near radiator tails or pipe routes
- A suspected concealed heating leak after other checks
What happens next
Where possible, we assess relevant sections of the heating circuit. The engineer may combine testing with thermal, acoustic or tracer-gas evidence to narrow down a pipework fault.
Before you contact us
List recent plumbing work, radiator changes and any times the system was drained. Note whether pressure falls while the heating is on, off or both.
From the findings to the fix
The goal is to identify the affected part of the system before access. After repair, we make appropriate checks and record the work, so there is a clear account of what was found and fixed.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Your questions, answered.
Can a heating leak be under the floor?
Yes, if the pipe route is concealed there. The actual route and test findings determine where the investigation goes next.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
