PROFESSIONAL WATER LEAK DETECTION
Understand the problem.
Choose the right method.
A high water bill, falling boiler pressure or a damp patch may be the first sign of a hidden pipe leak. Each points to a question that needs answering: which system is losing water, where does the pipe run, and what evidence supports a repair location?
We Track and Trace brings together specialist leak detection equipment and practical plumbing repair. Our methods support domestic leak detection for homeowners and landlords, alongside separately quoted commercial investigations. The equipment used depends on your property and the findings on the day.

Eight ways to build
a clearer picture.
Learn how each instrument works, when it can help and what its readings mean for your leak investigation.
TEMPERATURE
Thermal imaging
How a thermal imaging camera helps investigate concealed heating pipes, moisture patterns and underfloor heating.
GAS TRACING
Tracer gas detection
How specialist gas detection equipment helps trace difficult concealed water and heating pipe leaks.
SOUND
Acoustic listening
How ground microphones and acoustic listening equipment help trace the sound of water escaping from a pressurised pipe.
CORRELATION
Leak noise correlation
Compare leak noise at two access points to help locate a loss along a buried water supply pipe.
SYSTEM TESTING
Pressure testing
How controlled pressure testing helps establish whether a water or heating circuit is losing pressure before tracing the source.
MOISTURE
Moisture measurement
How moisture readings help map damp affected by a possible hidden water leak without mistaking damp for its cause.
VISUAL INSPECTION
Borescope inspection
Use a small inspection camera to examine accessible voids, concealed joints and awkward pipework.
ROUTE TRACING
Pipe & route locating
How pipe locating equipment and route tracing help us understand concealed services before leak detection, access and repair.
A CLOSER LOOK

behind the readings.
Specialist instruments help gather evidence from the pipework, the ground and the affected building materials. Your engineer selects the equipment appropriate to the job.

WHICH METHOD FOR YOUR LEAK?
Start with what
you’ve noticed.
You don’t need to choose a machine. Tell us the symptoms and we’ll assess which investigation is appropriate.
| What you’ve noticed | Methods that may help | Read the service guide |
|---|---|---|
| Boiler pressure keeps dropping | Pressure testing, thermal imaging and tracer gas | Central heating leaks |
| Water meter registers unexplained use | Isolation checks, acoustic listening, correlation and pipe tracing | Mains water leaks |
| Damp below a floor or behind a wall | Moisture readings, thermal imaging and borescope inspection | Hidden pipe leaks |
| A suspected leaking underfloor heating loop | Circuit testing, thermal patterns and tracer gas | Underfloor heating leaks |
| Wet ground near a path or driveway | Acoustic listening, pipe locating and tracer gas | Underground leaks |
This is a guide to possible investigation methods. The engineer selects the appropriate checks after assessing the site.
FROM CLUES TO A CLEAR PLAN
Technology works best
as part of an investigation.
One result rarely explains everything. We relate each finding to the pipework, building and symptoms before planning access.
- 01
Assess
Listen to the history and check the relevant water or heating system.
- 02
Trace
Use suitable equipment to narrow down the source and compare the findings.
- 03
Access & repair
Explain the proposed opening, reach the pipe and complete the plumbing repair.
- 04
Test & report
Check the repaired pipework and document the findings and work.

Your questions, answered.
Is leak detection non-destructive?
Many investigation methods can be used before a wall or floor is opened. Some checks need an inspection opening, and a plumbing repair requires physical access to the pipe. We explain the proposed access and aim to avoid unnecessary disturbance.
Does the residential price include specialist equipment?
Yes. Appropriate detection methods are included in the £1,195 residential package. The engineer chooses the methods needed for the agreed investigation; every machine is not used on every job.
Can you find a leak beneath concrete?
We investigate suspected leaks beneath concrete and screed using methods suitable for the circuit and floor construction. The evidence guides any required access and repair.
Can you investigate commercial water leaks?
Yes. Tell us about the premises, supply arrangement, symptoms and access restrictions. Commercial investigations and repairs receive a separate quotation.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
