How moisture measurement works
The instrument measures a response from the tested material. We take comparative readings across affected and unaffected areas, then consider the construction, salts, finishes, humidity and recent water exposure. Mapping changes can show where further pipework testing or careful access may be justified.

A ceiling stain beneath a bathroom
Moisture readings can help assess the extent of a ceiling patch while the engineer considers pipework, fittings and the timing of the symptom. A stain that changes after a particular activity provides useful history. The wettest point on the ceiling is not necessarily beneath the failing connection because water can follow the building structure.
Building the evidence with other methods
Thermal imaging can highlight an area for closer inspection, while moisture readings help assess the materials there. A borescope may show an accessible concealed joint. Pipe testing then helps assess whether an active plumbing leak is involved.
A moisture meter does not identify the source of water by itself. Condensation, historic moisture, salts and different building materials can influence readings. We do not diagnose a plumbing leak from a single number; we relate measurements to the wider evidence.

Your moisture measurement questions
Does a high meter reading prove there is a leaking pipe?
No. Materials, salts, surface finishes and other moisture sources can affect readings. A plumbing leak needs supporting evidence.
Do pin and pinless moisture meters work in the same way?
Pin meters assess electrical resistance between probes. Pinless instruments use a sensor against or near the surface. Their scales and uses differ, so readings must be interpreted for the method and material.
Do you also repair the leak?
Yes. We combine investigation, access and the plumbing repair in one residential package. We explain the proposed access before work begins and test the repair afterwards.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
