A leak investigation report helps record what was found, how the source was traced and what access and repair were carried out. We provide documentation that you can send to your insurer as part of your claim.
When this service can help
- An insurer asking for investigation findings
- Hidden pipework requiring access
- A need for a record of the repair
- A landlord needing a clear job summary
How we investigate
We document the relevant observations, methods and findings, together with repair and access information and photographs where appropriate. The report is a factual record of the work; the insurer decides what your policy covers.
Before the appointment
Ask your insurer whether approval is needed before investigation or access. Share any claim reference, reporting requirements and specific questions with us before the appointment.
From the findings to the fix
Trace & Access cover and cover for repairing the pipe or restoring finishes are not necessarily the same. A report does not guarantee reimbursement. We can explain our work clearly, but cannot approve a claim on behalf of an insurer.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Equipment we may use
The symptoms, pipe material and access determine which checks are useful. Read how these methods work and what their findings mean.
GOOD TO KNOW
Your questions, answered.
Are the reports guaranteed to be accepted by my insurer?
No. Reports support your submission, but the insurer applies its own policy terms, excesses and evidence requirements.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
