How we investigate
We start with the history of the problem and accessible pipework. Depending on the system, the investigation may include pressure testing, acoustic listening, thermal imaging, tracer gas and moisture assessment. Findings from different checks are considered together before access is proposed.
Before the appointment
Bring any previous reports, useful photographs and recent water bills. Tell us which symptoms happen all the time and which appear only when heating or water appliances run.
From the findings to the fix
Finding water damage and identifying the leaking pipe are different jobs. Our aim is to connect the visible evidence with the underlying cause, then move the job forward to access and repair. We explain the evidence and the practical next step in plain language.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Do I need to know which pipe is leaking?
No. Tell us what you have noticed. We can assess which water systems need investigation and choose the detection methods accordingly.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
