A stain that keeps returning can be frustrating, especially if decorating only hides it briefly. Water may be coming from concealed pipework, but condensation and external ingress are other possibilities. The timing and location of the patch help direct the investigation.
Signs worth noting
- Bubbling paint or discoloured plaster
- A patch that grows or returns
- Damp near a bathroom, kitchen or heating route
What happens next
We look at how the symptoms relate to water use, heating and weather. Measurements and appropriate pipe checks can help distinguish a plumbing fault from other causes before access is considered.
Before you contact us
Photograph the area over time and note when it worsens. Tell us about roof, window or external wall concerns as well as plumbing changes.
From the findings to the fix
Treating the surface does not resolve an active pipe leak. Where the source is identified as leaking pipework, we plan the access and repair. Allow for separate plastering, painting or other reinstatement afterwards.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Your questions, answered.
Will repainting stop the damp returning?
It will not repair an active water leak. The cause needs to be understood and resolved before finishes are reinstated.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
