Thermal imaging gives an engineer a view of surface temperature differences that the eye cannot see. Used carefully, it can help investigate heating routes, moisture patterns and the extent of an affected area.

How we investigate
The camera records the surface heat pattern. The engineer considers the heating state, surrounding materials and other possible causes of the pattern. Further checks are used to determine whether pipework is leaking and where access is justified.
Before the appointment
Tell us how the heating is normally used and keep the relevant controls accessible. We will advise whether to run or isolate parts of the system before the visit; there is no need to guess the right setup.
From the findings to the fix
A thermal camera does not see through a wall or photograph water inside a pipe. It supplies useful clues about temperature. We combine those clues with the investigation rather than promising a leak location from one image.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Can thermal imaging see through concrete?
No. It measures surface temperature. A temperature pattern may help an investigation, but the floor construction and conditions affect what can be inferred.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
