Water on a ceiling may have travelled from plumbing or another source above. Keep people away from a sagging or unstable ceiling. If water is near electrical fittings, avoid touching them and seek appropriate urgent help. Isolate the water supply only if it is safe to do so.
Signs worth noting
- New staining or dripping from a ceiling
- Water appearing beneath a bathroom
- A wet area that changes with upstairs water use
What happens next
We review the room and pipework above, the timing of the leak and accessible fittings. Further checks can help identify whether concealed supply or heating pipework is involved before an access point is agreed.
Before you contact us
Tell us whether the water is actively flowing and whether another flat is above you. Arrange access with the relevant owner or managing agent; the ceiling below may not be the best starting point.
From the findings to the fix
Ceiling damage should not be treated as a reliable marker of the exact source. Our investigation follows the evidence towards the leak. Repairing the plumbing and restoring the damaged ceiling are separate tasks; decorative reinstatement is excluded.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Your questions, answered.
Should I puncture a bulging ceiling?
Keep clear of a potentially unstable ceiling and seek appropriate urgent professional help. Do not work underneath it or near wet electrical fittings.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
