How we investigate
We agree the access arrangements, investigate the reported symptoms and explain the findings. The appropriate pipe repair and testing follow, with a report that can support property records or an insurance submission.
Before the appointment
Identify the person authorising the work and the person meeting the engineer. Tell us about tenant availability, keys, parking, shared services and whether consent is needed to access another flat or communal area.
From the findings to the fix
Landlords can use the residential package for residential work. Commercial premises or a larger commercial instruction require a separate quotation. We confirm the classification and appointment before the deposit link is sent.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Can a letting agent arrange the appointment?
Yes. Provide the property details, the authorised contact and access arrangements. We will confirm the booking and payment arrangements before attendance.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
